How fast can I get approved?

Borrowers get a preliminary approval in about 5 minutes — the form prices your scenario against live program guidelines and returns leverage, rate range, and estimated reserves on the spot, with a loan officer call the same business day. It is a preliminary approval, not a commitment: final terms depend on underwriting, appraisal, and title. Broker partnership applications are approved within 24 hours, and live broker scenarios are priced the same day when they land before 3pm EST.

Do you require tax returns for a DSCR loan?

No. A DSCR loan qualifies on the property's rental income measured against the payment — no personal tax returns, W-2s, or debt-to-income calculation. If you need documentation flexibility on a different program, bank statement and P&L options are available.

Can I close in an LLC?

Yes. We finance non-owner-occupied investment property and regularly close in the name of an LLC, corporation, or trust, with a personal guaranty where the program calls for one.

How do I become an approved broker?

Submit the broker form with your company NMLS and individual NMLS. Approval comes back within 24 hours, and with it portal credentials, published wholesale pricing, and a named scenario contact. Compensation is disclosed in the approval package and paid at closing.

What's your minimum and maximum loan amount?

Program minimums and maximums vary by product and property type. Send the scenario and you'll get the range that applies to your specific deal rather than a number that may not fit it.

Is there a cost to get a quote?

No. Submitting a scenario, getting a quote, and reviewing a term sheet cost nothing. Third-party items like appraisal, title, and legal are only ordered after you accept terms, and every one of them is disclosed before it's spent.
